South Morang

South Morang

South Morang, a suburb situated 20 km northeast of Melbourne’s central business district within the City of Whittlesea, has experienced significant growth since the late 1990s, transforming from a rural area to a suburban landscape with new estates. Originally known as Morang South, its history dates back to the Wurundjeri balug and Wurundjeri Willam people.

Today, South Morang is ethnically diverse, with a mix of ancestries, and boasts historical and cultural sites like Farm Vigano and Le Page Homestead. The Lakes South Morang P-9 School opened in 2007, and the suburb is well-connected with railway stations and bus routes. Sporting activities thrive, with the South Morang Cricket Club and the South Morang Football Club.

Wollert

Wollert, a suburb positioned 26 km north of Melbourne’s central business district in the City of Whittlesea, derives its name from the Woiwurrung term meaning “where possums abound.” Historically, the area was dominated by sheep raising in the mid-19th century, with Summerhill farm, established by Thomas Wilson, gaining prominence. Notable landmarks include Australia’s largest brickmaker, Brickworks, and “The Christian Church in Melbourne,” which has its meeting hall at the site of the former Government school in Wollert.

Today, Wollert is home to popular estates like Wollert Rise and Riverhills, managed by Dahua Group, and The Patch development at Bodycoats Road, overseen by Jinding property development.

Kalkallo

Kalkallo

Kalkallo, situated 31 km north of Melbourne’s Central Business District within the City of Hume, has a history rooted in the traditional lands of the Woiwurrung people. Originally a rural town with significant gold rush-era prosperity, the area experienced a decline in the 1870s due to transportation changes.

Despite being historically undeveloped, Kalkallo has recently witnessed a surge in housing developments, including Merrifield, Cloverton, and Kallo, following the extension of Melbourne’s Urban Growth Boundary in 2010. These developments aim to accommodate the increasing population, with Merrifield planned as a mixed-use development offering jobs and homes for thousands.

Plenty

Plenty sits in an unusual spot — semi-rural land within genuine reach of Melbourne — and real estate agents in Plenty VIC are usually selling to someone who has spent their whole life in suburbs.

That’s the gap that decides these campaigns. A buyer moving from a standard suburban block to a larger property brings suburban assumptions with them, and those assumptions are wrong in specific, predictable ways.

Handled well, that’s an opportunity to build trust early. Handled badly, it’s a buyer who gets excited, makes an offer, then discovers what maintaining an acre actually involves and starts looking for a way out.

Yarrambat

People are actively looking for houses in Yarrambat — noticeably more of them than are looking for real estate agents in Yarrambat. For an owner thinking about selling, that’s the useful signal.

Demand exists before your property does. The buyers are out there, they’ve been watching for a while because not much comes up, and they know what they want. Yarrambat’s appeal is specific — space, semi-rural character, and proximity that still works for people who need to get into Melbourne.

The job isn’t generating interest. It’s converting the interest that already exists, which is a different and more winnable problem.
