Read the Section 32 before you commit. Estate covenants, owners corporation obligations and what’s still to be built nearby all matter, and all get skipped by buyers in a hurry.

Visit at different times. A street that’s peaceful on Sunday can be a construction thoroughfare on Tuesday morning.

What settlement actually involves

Plenty of Kalkallo sellers are selling for the first time, so here’s what happens after the contract is signed.

The buyer pays a deposit, usually held in trust by the agency or the conveyancer until settlement. That money is not released to you at signing.

Between contract and settlement — commonly thirty to ninety days, though it’s negotiable — the buyer arranges finance, their conveyancer conducts searches, and both sides prepare for the transfer. If the sale was by private treaty there may have been a cooling-off period at the start, which doesn’t apply to auction purchases.

Shortly before settlement the buyer does a final inspection. The property should be in the same condition it was in when they bought it, with anything included in the sale still present. Disputes at this stage are usually about a removed fixture or an un-repaired item and they’re entirely preventable.

On settlement day the money moves, the title transfers and the keys are released. You need to be out by then, with the property clean and all keys, remotes and manuals handed over.
