How the Craigieburn Market Is Behaving in 2026

Melbourne as a whole has had a soft year. Values fell 1.1% in August 2026 and were down 6.3% for the year to date, according to Cotality. The Reserve Bank lifted the cash rate by 75 basis points in 2026, and average variable home loan rates now sit close to 6.9% (Finder).

It’s mostly owner-occupiers. About 71% of homes are owner-occupied and 62% of families are couples with children. These buyers move for schools, space and jobs, not because the RBA made an announcement.

Supply is capped by the land. The newest estates are filling up. Much of the new-home building has moved north to Mickleham, Kalkallo and Donnybrook.

That doesn’t make Craigieburn immune. Four-bedroom homes are clearing at about 64% at auction, compared with 77% for three-bedders (Domain). Bigger homes at higher price points feel the rate rises more. Buyers stretching to $800,000-plus have less borrowing power than they did a year ago.

Where in Craigieburn? Pockets That Sell Differently

Buyers rarely search “Craigieburn” and stop there. They search the pocket.

The older central area (around Craigieburn Road and the original village streets): 1980s and 1990s brick homes on bigger blocks. Popular with first home buyers and investors who like land value. Condition varies a lot, so pricing depends heavily on presentation.

Highlands and the north-western estates: 2000s and 2010s homes, many double-storey, close to parks and schools. Strong family demand. These are the homes that compete most with new builds further north.

Near Craigieburn Central and the station: convenience sells. Townhouses and units here appeal to downsizers, young couples and investors.

Aitken Hill and the western edge: larger homes, often with city or ranges views from higher ground. A smaller buyer pool, but a motivated one.

Transport and Infrastructure: What’s Changing

Craigieburn station sits at the end of the metro Craigieburn line, with V/Line services continuing north through Donnybrook. The Metro Tunnel’s opening in 2026 brought timetable changes across the network, and new X’Trapolis 2.0 trains are being introduced on northern lines.

Road access is the other big factor. The Hume Freeway and the widened Craigieburn Road carry most commuter traffic. Longer term, the State Government has flagged electrifying the line further north towards Donnybrook and a possible new station at Kalkallo. If that happens, Craigieburn becomes a mid-line suburb rather than the end of the line, which tends to support prices over time.

Honest note: infrastructure promises take years. Buy for what exists now and treat future projects as a bonus.
