Two things stand out. Prices have barely moved in 12 months, and homes take noticeably longer to sell than in Craigieburn (about 30 days) or Mernda (about 25 days). That’s the signature of a supply-heavy growth area. There’s a lot of new stock, so buyers can take their time.

Land. This is the simple answer. Both suburbs sit inside Melbourne’s northern growth corridor, where large tracts have been zoned for housing. Price. A new four-bedroom house-and-land package here can cost less than a 30-year-old three-bedroom home in Epping or Reservoir. For first home buyers, that equation is hard to ignore.

Transport. Donnybrook station (upgraded in 2023) runs V/Line services on the Seymour line towards Southern Cross. The Hume Freeway gives road access to the M80 and the city. Longer-term, the State Government has flagged electrifying the line north of Craigieburn and a possible new Kalkallo station, though no firm timeline has been locked in.

What’s Still Missing

This is the part many brochures skip.

Local services are catching up. Shopping, medical and community facilities are planned or partly built, but residents still drive to Craigieburn Central or Epping for a lot of everyday needs.

Schools are stretched. New schools have opened, but enrolment growth often runs ahead of capacity in the early years of an estate. Check the zone and the actual capacity of the school you want.

Public transport is limited. V/Line services at Donnybrook are less frequent than metro trains. Bus coverage is still developing. Most households have two cars.

Construction is everywhere. If you buy early in an estate, expect trucks, dust and unfinished parks for several years.

  1. Check the builder. Look up their registration with the Victorian Building Authority and read recent owner reviews.
  2. Read both contracts. The land contract and the building contract are separate. Have a solicitor or conveyancer review both.
  3. Ask about site costs. Fixed-price site costs protect you from surprises if the soil or slope is worse than expected.
  4. Understand the estate’s design guidelines. Fencing, facade colours, driveway materials and even letterboxes may be controlled.
  5. Plan for the gap. You’ll likely pay rent and loan interest at the same time during the build.

A Realistic Weekday in Donnybrook

For anyone moving from a middle-ring suburb, here’s what daily life often looks like at first.

Mornings start with a drive: to Donnybrook station for the V/Line, to the Hume Freeway for work, or to a school if your local one isn’t open yet. Weekly shopping may be at Craigieburn Central, 10 to 15 minutes away. Weekends are for parks, many of them new and very good, and for visiting display homes to see what the neighbours are building.

Within a few years, as town centres and schools open, most of that driving shortens. The early buyers accept the trade-off for a new home at a lower price. Just make sure you know you’re making it.

For Investors: Read the Numbers Carefully

Yields in Donnybrook and Kalkallo look good on paper, at around 3.9% gross, higher than Epping or South Morang. New homes also tend to meet Victoria’s rental minimum standards easily and generate bigger depreciation deductions.

But three cautions.

Rents have softened. Kalkallo’s average house rent fell about 2% over the past year, according to OpenAgent. When many new homes finish at once, landlords compete for renters.

Resale is competitive. If you sell in five years, you’ll compete with brand-new homes from the builder down the road. That limits capital growth in the early years of an estate.

Days on market are long. At 53 to 63 days, you need patience when you sell.
